Deep Creek is the deed-restricted community north of Port Charlotte off Kings Highway and Interstate 75, built out from the 1980s through the 2000s around a golf course, a string of lakes, and greenbelts that keep the lots from backing onto each other. The housing is more uniform than the older grid: single-story block homes with hip roofs, mostly architectural shingle with tile on the newer streets, and a lot of it built or re-roofed right after Charley.
Those post-Charley roofs are now past fifteen years, the point at which a Florida insurer can ask for an inspection. Deep Creek homeowners get more roof-age letters than most of the county for that reason. Ian's wind on September 28, 2022, and Milton's tornadoes in October 2024 added creased shingles and shifted ridge tiles on roofs that had never leaked.
